    I'm not sure what builder you are looking at talking to. But if this is true of who you are talking to then trust me you are talking to the wrong builder.

    Yes Pre-Fab have come a LONG way. But comparing a quality pre-fab to crappy cookie cutter new construction builder in a spec neighborhood is not an apples to apples comparison.

    If you are doing pre-fab that means you have your own land and are not in a spec neighborhood. A spec neighborhood is a development where you can pick from a few house designs that have been pre approved by the town for those lots. And you can then pick custom details out of a list. Doors, windows, door way arches over traditional square moving a few walls here and there.

    If you go talk to one of those builders ask to look at their previous neighborhoods. Talk to those owners and see what they have to complain about. Trust me there will be complaints. But look for the complaints that are a leaking faucet, door knobs broken. Things that don't necessarily relate to the build quality. Stay away from builders that have cracking drywall, popping screws, overly squeaky floors, leaking roofs.

    You can most certainly find spec neighbor hoods that will then have the ability to then build your custom shop or garage. You'll need to check the deed restrictions and what the town and space will allow. Or if they will allow a metal building. Most neighborhoods will not allow metal buildings in my experience.

    If you own your own land and are looking to build a custom house. (This is what I used to do). This is where you would be able to have a pre-fab house. Or you are picking your own design. This is where you need to compare a custom builder to the pre-fab builder. Both have their big pro-s and cons.

    But either way what I would suggest is keep in mind resale. Just because you want a house with a small living area and a huge shop area does not mean you will want that ten years from now and what does the house you are building offer to the next person. Yes there is a buyer for everything. But will you find that buyer when the time comes and for what price. Remember a house is the largest purchase/investment any of us will ever make. Also keep in mind the reputation of a pre-fab house when it comes to resale. They have not lost that reputation yet. Compare house costs of pre-fab resales to those of traditional built houses.

    Also I can tell you from very recent personal experience. Those metal buildings that are advertised so cheaply get very expensive VERY quickly and easily once you start looking into what it will take to put one up. And they are not many towns that will allow them. Those that do tend to have more farm land than home lands.

    We recently looked at a spec neighborhood that had several different house designs and the builder was a small company that did two houses at a time. So quality was very good and they would allow for changes to the design as well as custom details. They had a great reputation and the past houses were very well built. The deed and land allowed for me to add a large shop. And the cost was right were other houses of the same size and land were at. So they are out there.

    Also you can't just rely on what is on the internet. If you are really looking. Get a realtor and have them start looking for what you want.

    Besides that. If you are looking for a 1400SF house with a detached two car garage and a 1300SF detached two story shop with a private entrance. Let me know. I know just the place

    Yeah, I think the biggest problem is, to get a decent sized garage with a condo, I'd end up with too big of a place. My condo in Middletown (2BR, 1.5 bath, 1200 sq ft) has a garage that would work for one or two of the things I'm looking for, but not the whole package.     where i'd get angry once you get over 200k, that already a big mortgage. and to be spending that much on what is effectively a bachelor pad, that has no room to grow into.

    Im the same way with cars, im equating what im spending to how big it is. there is a reason why i loathe this new crop of luxury sub compact crossovers. 45-50k on something i cant fit a car seat, or fat dude in behind me is a crock of shit.

    That is an awful layout. Im assuming its just a bare bones rendering, but where is your living room and kitchen area? my bedroom is that. Mine. Id loathed being in college dorms when you were hanging out and the only place to sit was on the bed.

    My best friends bro owns a construction company and he brought a small cape and gutted it and completed revamped the lower level lay out. hes a single dude with zero fucks to give for making this house work for someone else.
    the first level is a nice living room, and its open to the kitchen and a slider to the deck. dividing the space is a granite bar top, then it has a large first floor bathroom with huge master bedroom. the upstairs is a dormer ed cape, and the rooms and bathroom and good sized but he has not touched it in 2 years.

    the layout could never work for any family.

    Subscribed for later reading. Missy and I have been having the same issue. We're not having kids so we don't want a big place, but we want land and lots of garage space.

    And the only reason we want a decent amount of land is that I'm so sick of being right on top of the neighbors. I don't want to see or hear them. [emoji23]

    In your shoes, this is the way I'd go. 4+ car garage being 2 1/2 wide and 2 deep. Apartment above and build it at the end of the driveway so when you build the "house" it actually becomes the garage. Pending where you are you can rent it or stick the in laws in it. Be mindfull of where you buy though, check the town first to make sure they will allow it.

    I'd also go 2 acres or as close as possible.

    I hate the big house... while my Father in law is alive though, it's amazing to disappear in.
    Trust me I know that. I only have 2 acres but also live next to a farm on one side. What's so bad about being in farm country?

    Civilization, I’m not a huge fan of being more than a half hour from a major city or multiple food/entertainment choices.

    All I was saying is you don’t need to be in farm country to not hear your neighbors. There are plenty of spots in populated areas where you still get your space.
